What Ages First

Deterioration follows a fairly predictable pattern, which makes it possible to prioritise.

  • Terminations and connections

    Heat cycling loosens connections and degrades insulation right where the cable enters a fitting. It's the most common failure point and the first thing we test.

  • Cable insulation

    Older rubber and cloth-insulated cabling becomes brittle and crumbles when disturbed. Once it reaches that state it needs replacing rather than patching.

  • Outlets and switches

    Fittings crack, contacts wear and older outlets lack the shutters and clearances expected now. They're cheap to replace and often overdue.

  • Previous unlicensed work

    Amateur additions turn up regularly in older homes, usually undersized, unprotected or joined outside an enclosure. These get corrected as a priority.

Before You Buy

Building and pest inspections don't cover the electrical installation in any meaningful way, which leaves a significant unknown in a purchase decision on an older property.

A pre-purchase electrical inspection tests the switchboard, the protection devices and the fixed wiring, and reports on the condition of each. It tells you whether you're buying a house that needs a board replaced and a partial rewire, or one that's been maintained properly.

How long does house wiring last?
Cabling in reasonable conditions can last several decades, though rubber and cloth-insulated wiring from earlier eras is well past its service life. Testing gives a far better answer than age alone.
What is involved in a partial rewire?
A partial rewire replaces the circuits in the worst condition or the areas being renovated, leaving sound circuits in place. It spreads the cost while addressing the highest risk first.
Does a building inspection cover electrical wiring?
Building and pest inspections note only obvious visible defects and don't test the installation. A separate electrical inspection is needed to assess the switchboard, protection and fixed wiring.
